Beaches Construction Update - Winter 2016


Here's an update on a few new business openings and construction projects currently underway in the Jacksonville-Neptune-Atlantic Beaches area.

1. Atlantic Beach Country Club

Construction continues on the $30 million makeover of the former Selva Marina Country Club. This one-of-a-kind 170-acre Atlantic Beach neighborhood features a private member-owned full service country club offering 178 single-family home sites, a new 18-hole, 6,815 yard championship golf course that appeals to all levels of players, a Tennis Center with 7 Har-Tru courts, a junior Olympic swimming pool, a fitness facility and a 16,000 square foot clubhouse.

2. Pablo Plaza Redevelopment

Equity One is in the process of investing $18 million in the redevelopment of Pablo Plaza. Pablo Plaza was originally anchored by Publix Super Markets, Inc. when it opened in 1973. When complete, the 146,491-square-foot shopping center's future anchor tenants will include Whole Foods and PetSmart. Equity One also anticipates a large national chain restaurant to take over an outparcel in front of the shopping center and a smaller chain restaurant to locate inside the shopping center.

3. Jimmy John's Sandwich Shop

Construction on a new Jimmy John's sandwich shop continues at the southwest corner of 5th Street
South and Beach Boulevard. When complete, the new 1,800 s.f. single-story restaurant at 506 Beach Boulevard will include a 360-square-foot outdoor
seating area.

4. 5th Avenue South and 1st Street South

Infill houses are being constructed on a lot owned by the OCAI 1995 LLC at the corner 5th Avenue South and 1st Street South.

5. Famous Toastery

Famous Toastery, a North Carolina-based high-end breakfast and lunch restaurant, will open soon in the Urbana Retail center at 311 3rd Street North.

6. Channelside Townhomes

SH Design Homebuilders, based in Jacksonville Beach, is building 30 townhomes with boat slips on the former Lighthouse Grille site — which is south of Beach Boulevard on Hopson Road, on the east side of the Intracoastal Waterway.

7. Ashland

Ashland Investments, Inc. is developing a new storage center at 1089 Atlantic Boulevard.

8. Town Center Restaurant/Retail/Office

Southcoast Beaches, LLC. is constructing a new mixed-use structure at 241 Atlantic Boulevard, in the Beaches Town Center.

9. Surfer the Bar

Surfer the Bar will be replacing Freebird Live in the heart of Jacksonville Beach at 200 1st Street North. Surfer the Bar is affiliated with Surfer Magazine and currently has only one location, and that‘s at the Turtle Bay Resort in Kahuku, Hawaii. However there are plans to eventually develop 12 locations for Surfer the Bar on the East Coast and West Coast.

10.  Bono's Pit Bar-B-Q

A new location for Bono's Pit Bar-B-Q is being built in Penman Plaza at in Neptune Beach at the intersection of Atlantic Boulevard and Penman Road. When complete, the existing Bono's outparcel will be demolished and replaced with a new VyStar Credit Union branch.

11. Moto Electric Vehicles

Moto Electric Vehicles is building a new warehouse between 9th and 10th streets along Mayport Road in Atlantic Beach. Moto distributes CitEcar electric vehicles, people movers, parking shuttles and street-equipped golf carts for low-speed neighborhoods, such as amusement parks, resorts, retirement communities, institutions, school campuses and churches

12. Burrito Gallery

The Galley Restaurant Group is in the process of constructing a new Burrito Gallery Restaurant on the SW corner of 3rd Street South and Beach Boulevard. The 3,600 square foot restaurant is anticipated to open in spring 2016.

13. Ellen's Kitchen

Ellen's Kitchen, a long time popular local breakfast and lunch diner, is in the process of relocating from Pablo Plaza in Jacksonville Beach to 241 North 3rd Street in Neptune Beach. The new location is expected to open in April 2016.

14. 201 Mayport

Beaches Habitat for Humanity is in the process of developing 201 Mayport at the Atlantic Boulevard/Mayport Road interchange. This project preserves property that will provide nearly 80 fee-simple homes to qualified families in what is becoming a highly competitive and restrictive beaches real estate market. The development will include attached duplex, triplex and quadruplex homes that will be conveyed fee-simple to each homeowner.

15. Bellinger Shipyards

Land clearing efforts are underway for a waterfront condominium development on the former site of Bellinger Shipyards on Atlantic Boulevard, adjacent to the Intracoastal Waterway. Jacksonville Intracoastal LLC plans to build a development featuring 590 multifamily units, a 650-slip marina and potentially 60,000 square feet of office and/or retail space.

16. Holiday Plaza

Holiday Plaza is in the process of being redeveloped with an updated facade. Anchored by Dollar General and 7-Eleven, the 78,600-square foot shopping center is located at 1704 3rd Street North in Jacksonville Beach.
